How much should one sell advertising space for? Is it based on niche, pageviews, members, guests??

If you don't have much traffic, you can always charge per click rather than per banner shown.

If you've used adsense on that site you could use that as a measure and charge double the average adsense cpm.

My adsense clicks are very very low. So I dont think that would be a good idea.

If you're selling text link ads, buyers often check PR.  If you're selling side wide text link ads, buyers also check how many pages your site has indexed in Google.  I'm sure you heard that PR doesn't matter.  I don't get into that discussion right now, but the fact of the matter is that text link ads sell well if you have a high PR.  That's a fact.

Yes, is true. For example I use clicksor a lot and first time I didn't have very good page impression from clicksor, but after my PR grow up I get a lot of ads in my site Smiley
